UPON hearing the counsel the Court made the following O R D E R It is not disputed that the exchange deed was not registered. At the same time the procedure prescribed under Sections 296 and 297 of the Maharashtra Land Revenue Code also not followed. Both the findings are remained un-rebutted.

We find no reason to interfere in the order impugned in our jurisdiction under Article 136 of the Constitution.
